Terms and Conditions
Arrival & Departure Information - Our check-in time is 4:00 pm MST and our check-out time is 10:00 am MST. Early check-in or late check-out can be arranged for a fee, depending on availability. Please call the office at (208) 639-1407 to check for early arrival or late departure, as it is NOT guaranteed. Our cleaning and maintenance crews try to have the homes ready before the 4:00pm check-in time. If unforeseen circumstances extend the length of time for services, we apologize in advance, although this rarely happens. Failure to check out on time without written consent from Property Works will result in a minimum $50.00 per hour fee.
Payment Terms - The credit card provided will be charged for length of stay and any fees incurred, unless other arrangements are made. The total balance is due upon booking when property is booked within 30 days of stay, unless otherwise stated directly in the booking channel.
Cancellation Policy - If you need to cancel your reservation, call as soon as possible, so we can try to re-rent the property for the same dates. We provide a 100% refund if you cancel more than 14 days prior to your booking. If it is cancelled within 14 days, we refund 50%, and if it is cancelled within 24 hours of the day of arrival we do not provide a refund. No shows are charged the full booking amount.
Guest Booking Requirements - You must be over the age of 21 to rent a home from Property Works, unless otherwise stated. This Guest Reservation Contract cannot be transferred to anyone else and subletting the home is prohibited. The guest booking the property will be the responsible party for any damage to the property for the length of the reservation. Any reservation obtained under false pretenses will be subject to forfeiture of advance payment, deposits and/or money collected, and the party will not be permitted to check in, nor book another property from Property Works in the future. Some of our homes are in neighborhoods that have full time residents, so please be courteous with parking, outside activities, lights, and noise. If neighbors call with noise complaints during your stay, you may be asked to leave without refund. Absolutely no drugs, parties, illegal, or immoral activities allowed at any of our properties; violators will be evicted.
Pet and Service Animal Policy - Each rental property is individually owned, and has its own pet policy.
All pets and service animals must be disclosed prior to arrival.
Cats are not allowed unless explicitly stated in writing by the owner of the property.Each pet-friendly reservation requires a nonrefundable fee of $150 and up per pet, per stay depending on the size of the pet, unless otherwise stated or agreed upon between the guest and Property Works. Some pets shed more often and cause us to have to clean more. This fee goes toward the extra cleaning that is necessary after a pet stays at our properties.
Pets of any size are not allowed in any Property Works property that is not pet-friendly, unless it is a service animal with proper documentation provided to Property Works prior to arrival.
Violation of the policy is subject to immediate termination of rental, and forfeiture of any deposits. You will also be charged a deep cleaning fee of $250, and the equivalent of one days rent. This is strictly enforced.
The reservation Cleaning Fee and Accidental Damage Waiver does not cover damage or flea infestation caused by a pet. We expect you to clean up after your pet and report any urine/feces on the floors immediately so we can bring over stain remover. If we find pet waste anywhere inside or outside upon your departure, you will be charged $50 per occurrence, in addition to professional carpet cleaning fees.
Please also refrain from having pets on the furniture, or there will be an additional cleaning fee charged. Any additional cleaning will be billed at the rate of $40 per man hour and charged to the credit card on file.
Accidental Damage Waiver - Included in your fees is the $79 Accidental Damage Waiver. This is not insurance for your stay but it will replace or repair any accidental damage to the property or it's contents, up to $2,000 total. In order for damage to be considered under the Waiver, all reports must be made within 24 hours after departure. Any damages not reported in this time frame and/or deemed to be malicious, intentional, or due to negligence will not covered under the Waiver. Any damage by pets is not covered.
Maximum Occupancy - Each property has a maximum occupancy, which is enforced. Parties violating the maximum occupancy will be evicted without refund. The total number of guests will be confirmed at the time of booking, and if that number changes prior to arrival, the guest is expected to inform Property Works of the change either in writing or by calling the office at (208) 639-1407.
Supplies - Supplies provided are as follows: shampoo, conditioner, hair dryer, bed linens, bath towels, washcloths, hand soap, dish soap, dishwasher soap, cooking utensils, irons, ironing boards, and laundry soap. Beach or swimming towels are not provided. If needed, please bring your own beach towels for your stay, and do not use the provided bath towels outside of the property, or you will be charged a linen fee of $25 per towel.
Equipment - Pack and Plays are available for a $35 fee per stay. Please call us with this request in advance and we will do our best to accommodate.
Cleaning Fee - Please leave the property in the same general condition as when you arrived. Cleaning personnel will arrive after check-out to thoroughly clean and inspect. If excessive messes, such as spills on carpet, are discovered, you will be charged an additional cleaning fee, charged at a rate of $40 per man hour, and for the cost of professional carpet cleaning.
Housekeeping - If you wish to have housekeeping services during a longer stay, please contact the rental office for prices and availability. We are flexible in terms of frequency and love to work with our guests on this to ensure the property is well cared for.
Smoking Policy - Absolutely NO SMOKING of anything on premises, including in the garage. If evidence of smoking (smell or materials) is found upon departure, an additional $250 cleaning fee will be charged to the credit card on file. This is strictly enforced.
Unforeseen Circumstances - Property Works holds the right to cancel your booking due to system errors, such as, but not limited to, when a property is booked by multiple parties for the same date or dates. We also hold the right to cancel your booking for other circumstances affecting the quality of the property, such as an urgent need for mechanical repair to essential items.
Legal - The guest agrees to indemnify and save individual homeowner, Property Works and its employees, free and harmless for any liabilities or any loss or damages whatsoever arising from, related to, or in connection with the rental of the premises. This includes, but is not limited to any claim or liability for personal injury or damage or loss of property, which is made, incurred or sustained, by guest or guest of a guest, or any occupants of the premises.
